Area 140 is located in Rio Rancho, New Mexico. The Area boundaries are defined as east of Rainbow Blvd., south of Southern Blvd., west of Corrales and north of the Bernalillo County line.
There are some great 'gems' in the Rio Rancho south neighborhoods. Along with areas such as Cabezon, the more established neighborhoods to the north of Southern have been well cared for and offer great value on larger lots. The custom homes South and West of Unser and Southern have some of the best mountain and city views.
There's more to Area 140/"Southern Rio Rancho" than just the Cabezon community, as well-planned and executed as it is.... as many homeowners through the years have come to also, appreciate the original neighborhood(s)that are bounded by Golf Course (west), Southern Blvd.(north), Hwy.528(east), and Westside Blvd(south)---this is one of the first two areas ever subdivided and developed in RR's infancy, in the late 60's/early 70's. This area is unique in that unlike, newer developments that feature a density of up to 6 dwelling units per acre, the area was platted to have a density of only up to 2 homes per acre--all the homes are on a minimum 1/2 acre site, due to the fact that when the development got underway, no sewer treatment plant was available--hence all these homes have septic tanks, but are served by Rio Rancho City Utilities (water). Known officially, as Unit 16...the neighborhood has the benefit of ample elbow room between residents on the 20,000 square foot-plus sized lots, and the immediacy of nearby shopping, parks, and an easy walk/bike distance to Intel at it's eastern flank. Most of the homes date from the 70's through the 90's, but surprisingly, there are still some vacant lots sprinkled around the area, available for building one's dream within minutes of the Albuquerque/Rio Rancho boundary and shorter commutes for those who work outside of Rio Rancho. This part of Rio Rancho is where people can find a great deal of new construction. The first master planned community (called Cabezon) was built in this area. Cabezon has 9 different builders and 8 different neighborhoods. This location is very close to the new Presbyterian hospital that is being developed. Clients who choose Rio Rancho South do so because it has a close to Albuquerque feeling. Also, recent developments like Cabezon give buyers more choices in Rio Rancho South. Buyers are able to choose between newer homes and the "older" ones built in the eighties during an earlier development phase of Rio Rancho.
