
As of April 11, 2025, new federal regulations under the Telephone Consumer Protection Act (TCPA) went into effect, requiring explicit consumer consent before businesses can send automated text messages. These changes, led by the Federal Communications Commission (FCC), are part of a national effort to reduce spam and protect consumer privacy.
This law directly impacts services like ShowingTime, which members rely on for timely showing alerts and appointment updates.
Why You Might Not Be Getting ShowingTime Texts
ShowingTime recently implemented a new opt-in system to comply with the law and to help prevent mobile carriers from blocking their messages. As a result, REALTORS® and clients may no longer receive showing alerts unless they take action.
Here’s how it works:
- Users must now opt in to receive text notifications—even if they previously received them.
- If there’s no activity for 60 days, consent must be renewed.
- Texting STOP or failing to respond to an opt-in request will mark your number as “Do Not Send.”
- To opt back in, simply text START to 847-865-6549.
Until ShowingTime receives that confirmation, all text communications are paused, which could lead to missed appointments or delays in notification.
What You & Your Clients Should Do
- Text START to 847-865-6549 as soon as possible.
- Ask your clients to do the same, especially new buyers or sellers entering the system.
Watch for a message from ShowingTime that says:
"You're in! Stay updated on your listing appointments. Reply START to receive SMS notifications from ShowingTime. Msg & data rates may apply. Text STOP to unsubscribe."
