NMREC 2023 Core Course (4 CE/Core)

The 2023 Core Course includes an in-depth discussion of Transaction Brokerage vs. Agency representation in a real estate transaction, interesting “Broker B” case studies from the New Mexico Real Estate Commission, Broker's role in proper disclosure of Homeowners Associations, and interesting “Hot Topics” in New Mexico Real Estate.
1031 Exchanges (4 CE/Core Elective)

Gain a general understanding of 1031 tax-deferred exchanges, a strategy for deferring capital gains taxes and depreciation recapture tax on the sale of investment properties. The course covers legal and financial requirements, types of qualifying properties, identifying replacement properties, and avoiding common pitfalls and mistakes. Practical insights and real-world examples will help brokers understand the process of executing a 1031 tax-deferred exchange, including evaluation of financial implications, creating a comprehensive plan, and working with legal and financial professionals. Topics include benefits of 1031 tax-deferred exchanges, legal and financial requirements, identification of replacement properties, intermediary and legal professional roles, common mistakes, and tax implications.
Commercial Leases (4 CE/Core Elective)

This course will cover the basics of commercial leases, including the various sections that are typically included in a commercial lease agreement. It will explore the key terms and provisions, as well as the rights and responsibilities of both landlords and tenants. Gain a solid understanding of the various sections of a commercial lease and the rights and responsibilities of both landlords and tenants. Learn key provisions that are typically included in a commercial lease agreement, and how to negotiate to protect the interests of landlords and tenants. Ensure a commercial lease agreement is fair, reasonable, and legally binding.
