Prompted by a request from a member, I was curious and pulled the number of listings in the SWMLS in the last 90 days that sold for more than the original asking price.
The overall number is 46.4%! I was then curious to know if the price range affected that. I broke down the price into ranges that I thought made sense, and ended up with the results below:
Keep in mind, this includes ALL listings in SWMLS, so it is not restricted to just the Albuquerque Metro. A more thorough analysis would likely find differences in areas as well, but that would be a much larger project for another day!
What this provides, is a pretty clear picture of the highest demand for homes is in the $150k-300k price range, with more than half of the homes in that range selling for over the original asking price. Outside of that range, less than 40% of homes are selling above the listing price.
