SWMLS is excited to announce several new fields in the FlexMLS input forms and MLS reports. These 5 new fields were approved by the SWMLS Board of Directors in late 2018 and will provide buyer’s brokers more detailed Showing Information and important License Numbers used to fill out a Purchase Agreement.
Please take a moment to preview the 5 new fields and their definitions. The field changes are scheduled to be added to FlexMLS on Thursday, February 7th. If you enter a new listing or change an existing listing in FlexMLS after February 7, 2019, you will need to complete 4 of these new fields in order to submit changes to the listing.
New Field: Showing Information
Detail Field to identify important Showing Information notes about the property for sale.
Used for Property Types: Residential, Residential Income, Residential Rental

- Contractor Box

- Gate Code
- See LO/SO Remarks

- Day Sleeper
New Field: Lockbox Location
Text field used to describe location of SUPRA or Contractor Box on the property. This is helpful for the showing agent who will be showing the home to a buyer.
- Used for Property Types: Residential, Residential Income, Residential Rental
- Type: Text field, 50 characters maximum
New Field: License #
Identifies the NMREC License Number of the Listing Agent listing the property in FlexMLS. If the listing agent is a Team then the License Number will not be displayed. This field will only appear on the FLEX Private Detail Report when the Listing Agent is an individual REALTOR® and is not a field that must be entered on the listing input forms.
Used for Property Types: Residential, Residential Income, Vacant Land
New Field: QB License #
- This required field is located in the Main Details section of a listing and will require that the Listing Agent enter the License # of their Managing Broker at their office.
- If the listing agent is also the QB at that office, then that [listing] broker's license # would be entered as the QB License.
- If the listing agent is at an office with another managing Broker that is not the Designated QB, then they would enter "their" managing QB's License # in that field.
Used for Property Types: Residential, Residential Income, Vacant Land
New Field: QB Name
- This required field is located in the Main Details section of a listing and will require that the Listing Agent enter the Full Name of their Managing Broker at their office.
- If the listing agent is also the QB at that office, then that [listing] full name would be entered as the QB License.
- If the listing agent is at an office with another managing Broker that is not the Designated QB, then they would enter "their" managing QB's Full Name in that field.
Used for Property Types: Residential, Residential Income, Vacant Land

How to locate a Real Estate License Number?
The NM Real Estate Commission has a handy online search to lookup a Licensed Professional. Use their lookup tool to locate a license number for a Qualifying Broker or Managing Broker. You can always contact GAAR if you need help looking up a license number. If the link does not work try to manually paste this URL in your browser, http://www.rld.state.nm.us/look_up_a_license.aspx.
Where do I find these fields on the new ABQ Detail Report?
The new MLS report called ABQ Full Detail (KO Testing) should show these new fields by February 8, 2019. Lockbox Location and Showing Information will be found in the Showing Info section. License #, QB License #, and QB Name will be found in the Listing Office & Broker Info section. All fields are considered confidential and should not be visible on the Public versions.
