Do you still have an Active Listing Agreement? Don’t cancel that listing! There is a rule change effective November 1st.
There are several changes to the Southwest MLS status definitions and Re-list Policy effective November 1st. Previously, SWMLS Members could cancel and re-list a listing within 30 days by adding the word “RELIST” to the LO/SO Remarks. However, this led to abuse of listings being taken down and then added back in to reset Days on Market. Additionally, there has been confusion around what each status means, and what status should be used in certain situations. To clarify this, the following changes are being made to the status definitions:

With these changes, if a listing is cancelled within 30 days, and you want to re-list it as a new listing, you must provide the new listing agreement to SWMLS staff to prove that there is a new listing in place. This allows legitimate situations, such as regaining the business of a seller that might have cancelled their agreement, to be placed back on the market, while eliminating invalid situations such as simply wanting to reset Days on Market.
REMEMBER: If you still have an active listing agreement in place, you should NEVER use Cancelled or Expired. A listing should only be Cancelled if the listing agreement was terminated prior to the expiration of the agreement. Expired should only be used if the listing agreement reached its Expiration Date. In almost all other cases if a home will become temporarily unavailable for showings and a listing agreement is still in place, Withdrawn would be the correct status to use.
