Dear SWMLS Subscribers,
As you may have heard, NAR President Kevin Sears recently announced a new MLS policy called “Multiple Listing Options for Sellers.” This policy introduces the concept of delayed marketing exempt listings and is designed to give sellers more flexibility in how and when their property is marketed.
While the new policy is effective immediately at the national level, the SWMLS Board of Directors are in the process of reviewing and determining how to best implement these changes in a way that meets the unique needs of our market and follows our established rules change process.
We want to be clear: nothing changes for you right now. Until you hear from SWMLS, it's business as usual—please continue to follow our existing policies and procedures.
This transition involves both policy revisions and technology updates, which require thoughtful planning and collaboration. We will also work with NMAR, as new or revised forms will be necessary depending on which marketing option a seller chooses.
We know you may have questions—and we will be providing updates and resources over the coming weeks and months. We are committed to keeping you informed every step of the way.
Thank you for your professionalism and patience as we work through the process.
Sincerely,
Cathy Colvin, CRS, CIPS, SRES, AHWD
2025 SWMLS President
