1031 Exchanges:(4 CE: Core Elective)

This course is designed to provide a general understanding of 1031 tax-deferred exchanges, a strategy for deferring capital gains taxes and depreciation recapture tax on the sale of investment properties. The course covers legal and financial requirements, types of qualifying properties, identifying replacement properties, and avoiding common pitfalls and mistakes. Practical insights and real-world examples will help brokers understand the process of executing a 1031 tax-deferred exchange, including evaluation of financial implications, creating a comprehensive plan, and working with legal and financial professionals. Topics will include the following: benefits of 1031 tax-deferred exchanges, legal and financial requirements, identification of replacement properties, intermediary and legal professional roles, common mistakes, tax implications. By the end of the course, students will have the skills necessary to successfully help clients execute 1031 tax-deferred exchanges and use this in their own real estate investment portfolio.

2024 NMREC Core Course (4 CE: Core Course)

Of all the responsibilities required of a licensed New Mexico Real Estate Broker, there is perhaps none greater than the disclosure and adherence to the Broker Duties obligation of the broker in the completion of a real estate transaction. While all the brokers duties are consequential, the “first five" are paramount in establishing the obligation of each broker to “all the parties” involved in the transaction. The 2024 Core Course focuses on those “First Five” duties, as well as other “hot topics” and a legal update, designed to be interactive and engaging.

Anatomy of a Purchase Contract (4 CE: Core Elective)
Instructor: Beverly Hilton:

Receive an in-depth explanation and instruction on how to complete the contract. Comply with many new statutes, federal and state. Help your clients understand their choices and consequences. Key new language places responsibility on the buyer to investigate a neighborhood before signing an offer, and to complete a thorough due diligence before closing. This is the central document for almost all of your transactions - make sure you have a total understanding of this important contract.
